Quick Johnson County market check for anyone paying attention — Median home price is sitting at $442K. That's up about 4% from this time last year. Inventory is still tight at 1.8 months of supply — a balanced market is typically 4-6 months, so sellers still have leverage. The homes that are priced right and show well are going under contract in about two weeks. The ones that sit? Usually a pricing issue, a condition issue, or both. Here's something people don't realize about real estate — Half my job has nothing to do with houses. Last week I helped a client find a plumber at 9pm on a Tuesday. Talked another family through whether to refinish their hardwoods or just replace the carpet before listing. Drove across town to meet an inspector because my buyers couldn't get off work. I've got a roofer, a painter, a guy who does gutters, a landscaper who actually shows up, and a lender who picks up the phone on Saturdays. Took me years to build that list and I hand it out like it's nothing — because that's the job. Jackie says I send too many handwritten cards. I say there's no such thing. You need a house?
